How the Berlin Mietspiegel works

Every Mietpreisbremse calculation in Berlin starts with the same data source: the Berliner Mietspiegel. Published by the Senate, updated every two years. 163 rent categories. 13,922 street entries. Three location quality tiers. Here is what each of those pieces means.

What is the Berliner Mietspiegel 2024?

The current edition was published on 30 May 2024. It is a qualifizierter Mietspiegel (§ 558d BGB), which means it has legal presumption of correctness. If a landlord disputes its values, the burden of proof is on them. The table has 163 rows. Each row is defined by a building year range and apartment size range, and specifies a lower, mean, and upper rent per square meter.

What is the Wohnlage?

Every Berlin address is classified into one of three tiers: einfache Wohnlage (simple), mittlere Wohnlage (average), or gute Wohnlage (good). The classification is based on noise levels, green space, building density, and infrastructure. It is recorded in an official street register (Straßenverzeichnis) and determines which rent band applies.

The Straßenverzeichnis maps every Berlin street segment to a Wohnlage. Each entry specifies street name, house number range, district, and location quality. Rentkompass uses this register to look up the Wohnlage for any Berlin address. That lookup is the first step in every calculation.

Where in the rent band? The Spanneneinordnung

Each Mietspiegel row gives a range, not a single number. Where a specific apartment falls within that range depends on its features, assessed across five groups: bathroom and kitchen, flooring, energy and heating, building and apartment condition, and residential environment. Good features push the rent up within the band. Poor features push it down.

Why does East/West matter?

For buildings constructed between 1973 and 1990, the Mietspiegel uses separate tables for East Berlin and West Berlin. Different construction standards during the division led to different rent levels for this era. All other building years use a single table regardless of location.
