ImmoScout24 uses structured fields for object state and interior quality that directly affect how the Mietspiegel classifies an apartment and whether an exemption claim is plausible. They are self-reported by the landlord or agent. No one verifies them.

What does the object state (Objektzustand) tell you?

Object state describes the physical condition of the apartment. ImmoScout24 uses a fixed set of values. Here they are, ordered from most to least relevant for Mietpreisbremse exemptions:

The first four (highlighted) are renovation signals. They suggest the landlord may claim a comprehensive modernization exemption under § 556f BGB.

What does interior quality (Ausstattung) tell you?

Interior quality describes the fit-out level. Higher quality can affect which Mietspiegel tier applies, but it does not create an exemption from the Mietpreisbremse on its own.
